Im going to sell my Xbox One as its rubbish, but im going to spend the money on a new CPU for my computer.

I already have a AMD 7850K APU but i dont think its good for gaming or combined with my Asus GTX 970.

I can sell it for about £250-£280 as there people I know who want to buy it off me.

The 7850k you have is about as good as you can get with that motherboard, indeed your motherboard is the bottleneck. You'd be better upgrading the motherboard and getting a more recent and gaming orientated CPU whether it be from AMD or intel . Naturally upgrading the motherboard means you will need to buy a new operating system.
