Question Where to upgrade first?

I'm currently using a i7 8700k, rtx 2070 and a asrock extreme 4 mobo with 16gb 3200mhz g.skill ram. I'm looking to up grade these parts over the next few months. As I can't afford the do it in one go, what order shall I replace the new parts? I'm maybe looking to get i7 12700k cpu and a rtx 4070 card and not sure on the mobo yet.

Is the rtx 4070 compatible with your current motherboard, so you can confirm it is not dead on arrival?

The CPU is very very unlikely to be defective. You could buy it today, but it might be a little cheaper at some future point?

The motherboard could easily be defective, so I'd be reluctant to buy it unless I could immediately confirm it was not defective. You'd need a CPU to do that.
