Which CPU is best for me?

So I'm building a PC (not my first time) and I'm having trouble deciding on a CPU, my main purpose for the computer is gaming with recording and light-medium editing/rendering, my budget for the CPU is about $300. The games I plan on playing are CSGO, Minecraft Gmod GTA The Division and a few other AAA titles. I have a few CPUs in mind and maybe some input on each of them would help me decide. FX 8350 I5 4690k I7 4790k. If you have any other CPU suggestions please list them as well. Also the GPU i plan on getting is the GTX 970.

Intel Xeon E3-1231 V3 3.4GHz Quad-Core Processor easily wins. You have a quad core, 3.4GHz. Not to mention that you also have the hyperthreads for rendering, something that the I5 6600K doesn't have and this CPU fits into your budget.

Solution
Xeon 1231v3 is a great value. i7 6700 (non-K) is also a great value, is a bit faster, and uses Intel's newer generation core design (Skylake), but exceeds your budget by about $20.

Another good choice is the i5 6500.

Don't bother with a "K" CPU unless you want to overclock as a hobby. Overclocking doesn't offer a lot of value these days.
