Which CPU is good?

I'm aiming to keep my total computer build at $650-$750 Canadian dollars. I'm confused with all this talk about which is better.

I want to have a processor that will let me build a pc at this price (I don't need an os so there's $100 for parts). Are there any processors out there that will let me stay in this range and last maybe 2-4 years? I don't need ultra high def gaming, but I would like HD games and do some 3d modeling too (mostly gaming).

The i5 4430-60 are the only ones that are cheap that will last a long time. (AMD FX 8320-9590 are already 3 year old chips.)
