i3 7100 $88
Pentium G4620 $77

The motherboard I plan to get is: Gigabyte GA-H110N
I heard from some people that some motherboards had issues with Kaby Lake cpus. Is that true? If so, is the mobo above one of them? Can it be fixed via firmware update? I don't mind doing firmware update if it isn't too hard. I don't want to spend over $100 on a mobo since this is a budget build.

Solution
I already showed my recommendations for mAtx boards under $100 above.
Here's the only 2 itx boards I found for under $100

I'd personally get the Asrock over the MSI.
All the 100 series boards require a bios update to work with 7th gen cpus. It's a crap shoot if it will come with it or not. But you should be able to get a B250 board for under $100. For $11 more I'd get the 7100. $88 is a good price as they are normally over $100.

The i3 is the better buy http://cpu.userbenchmark.com/Compare/Intel-Pentium-G4620-vs-Intel-Core-i3-7100/3895vs3891

however, I dont think that board will boot it without a bios update, and for thatyou'll either need a skylake cpu or find out which bios the board comes with before purchasing it.

have a look here at the bioses: http://www.gigabyte.com/Motherboard/GA-H110N-rev-10#support-dl it will need to have bios F20 on it to support either of those CPU's, call the shop and find out which bios is on the board, it will say on the label on the outside of the motherboard box, some may update it for you, or as the others say, go with a 200 series board.

Yes. Very few 100 series boards support updating the bios without a cpu, the ones that do are usually fairly high end and definitely over the $100 budget.

The smaller the better. A full ATX wouldn't kill me if the price is right.

H110 motherboards made after about 11/2016 will have the requisite bios already installed.
If you happen to get old stock, you will need to update the bios. For that, you will need a gen 6 cpu to do the job.
If you can borrow one, fine.
Or, perhaps a local pc repair shop will do the job for you cheaper.

My suggestion is to buy a B250 motherboard if this might be a problem.

As to I3-7100@3.9 vs G4620@ 3.7, you get what you pay for.
I suggest the i3-7100 for the $11 difference, or you will forever wonder if you should have.

these are Micro ATX alternatives, all under 100, im in the UK, so just copy and paste in google in your area these choices.
