Which GTX 970 to buy, CPU fan upgrade

My specs:
CPU: AMD FX 8320
GPU: Sapphire 7850 2gb
RAM: Corsair Vengeance LP (2x4) 8 gb DDR3 @ 668MHz
MOBO: M5A97 EVO R2.0
Case: Aerocool PGS vs-3
Power Supply: Corsair CX750

I want to buy a GTX 970 and it must be a cheap one. Is it still worth it to get it even if its a lower version. Can it run games like Withcher 3 without any overclocks on high settings or so? Also considering to buy a 144hz monitor, please take that into consideration.

Also since I built my PC 3 years ago or so, it was always loud because of the infamous FX 8320 stock fan. I would like to get a replacement for it since I am getting a GTX 970 (hopefully). I always felt bad with the decsicion of getting a 7850 and now I want to improve that.

Your CPU will hold that 970 back, I'd suggest a 960, or if you're stuck on the performance, I would get an RX 480 at $200.

It will be fine, yes, but it's definitely a set-back for performance. And I'd still suggest getting an RX-480 over a 970, they're cheaper and perform better (unless you can get a 970 for cheap)

Well I just don't wanna regret buying something and not having it working really good with the newer games for some years.
