And later on, you can always grab another one and put them in SLI.

It means you have 2 cards working together and you will experience almost the double performance.

that will be around 1.8x the performance. So about 80% faster if you get another 970 later on.

The GTX 970 would be your choice for that budget, but it is not the best graphic card out there for extreme gaming. There no way the best graphic card would cost around $300-400 unless its second hand, you need to increase your budget in the $500-$600 to receive the best graphic card for extreme gaming.

The best single graphic card for gaming is currently the GTX 980, it was the GTX 780 Ti a couple of weeks back.

Yeah it would probably last you like 3 years on max settings.

It sure will!
GTA 4 was badly optimized. So lets home GTA 5 doesn't have the same problem.
And Assassins Creed 5, you should handle it pretty well.
You won't have any problems with Far cry 3.
I doubt Far Cry 4 will be a lot more performance..hungry.. so no problem there either.
And same with Battlefield 4. You should be able to run it without any problem.

Just make sure you get a PSU that can run all those parts. I yolo mine and got a 1100 watts. Biggest mistake ever, but atleast my pc will never overcook.
