Which motherboard should I get?

I've decided to build my first gaming pc, and am on a fairly tight budget. I have the mkney to buy a Z170 motherboard but was wondering if it is worth spending the extra money for it over the H170, H110 or B150 assuming that I'm not looking to SLI but potentially looking to overclock in a few years time with a CPU upgrade.

Should I just go for the cheap, H110 or should I go for something a bit bigger to ensure RAM upgrades and ability to add another PCIE card in the future?

I can get the:

H110M D4 for $85
B150 D4 for $135
Z170 D3 for $135
Z170 D4 for $150
H170 D3 for $135
H170 D4 for $145

Is the fact that the DDR3 RAM will slightly let down performance make the Z170 less worth buying?

I have a R9 390X and i5-6400.

If you are going with all new parts including RAM, you might as well go with DDR4. I'd still go with the Z170 regardless of RAM type, though, since there are better overclocking options and the CPU you have is...

The prices for all but the first board you list are all so close that the Z170 with DDR4 seems like the no-brainer to me. If you have a bunch of high speed DDR3 laying around that would be the only reason to go with a DDR3 board, in my opinion. You'll get better overclocks and like you said more upgrade options like Crossfire and RAM with the Z170.

Thanks for the advice. Turns out the Z170 D4 has sold out. Wondering what the next nest one would be and whther the Z170 D3 is still worth it over other ones considering.

I'd still go with the Z170 regardless of RAM type, though, since there are better overclocking options and the CPU you have is clocked relatively low stock. Just make sure you get the fastest DDR3 you can find with decent latencies. You can also look at other brands and models of Z170 chipsets with DDR4 besides this one specific model from Asus.
