Which part/parts to upgrade? (1080p Gaming only) Max. budget is around $300.

Hello guys, as yuletide is coming. I'm thinking that it's time to upgrade my PC but I need some advice on which parts should I upgrade? (Excluding PSU, HDD, SSD, and monitor) Your suggestions will be appreciated.

Specs ---
Processor: Fx-6300 (Stock speed and stock cooler)
Mobo: GA-990FXA-UD3 Rev. 4
RAM: Kingston HyperX 8GB 1866 MHz
GPU: Sapphire r9-270 Dual-X 2GB OC Edition (Stock core and clock)

On a side note, I can somewhat increase my budget to $450 tentatively as I'm planning to sell my AMD mobo + processor as 2nd hand items. In this case though, I think that the priority will be the new Mobo + Proc. and if possible more on performance the side. Again, your suggestions / advice will be greatly appreciated.

if you don't have a SSD for system drive (90gb will do fine ) get it now. then add a second SSD for games only. even with the same specs you will see a good performance increase. your CPU is old so get a new gen one. go for a i5 and with that for a better all around performance you may needs to upgrade your VGA as well. so its best if you sell your mobo, cpu, vga and get new mobo, cpu , vga and the SSD's as i have mentioned.

As what I've said excluding the SSD for I've already got a 500GB one. Also, can you please suggest an intel build within the $300 range? Or better yet include a GPU too. Thanks!

CPU = i5 4660 ($176)
mobo = any H87 chipset one (usually around 120 - 130)
since these are essential parts VGA has to come later i guess. (H87 has inbuilt VGA but not good for gaming , enough for work , browsing and videos)
