I have BT Homehub, i play for 25 Mega Bytes per second, not mega bits

If you were paying for 25 Mbytes/sec download speed, that would equate to 200 mbits/sec bandwidth (25 x 8), and there's no way you're gonna get that from BT, the most they can offer is around 52 mbits/sec (Infinity/Fibre).
The bandwidth you're paying for is more likely to be
up to 25
mbits/sec, which equates to a download speed of
3.1 Megabytes per second (25 divided by 8).
Do a speed test on Ookla to fully understand how bandwidth (megabits) differs from download speed (Megabytes):

It shows results in megabits (bandwidth), not Megabytes!
If the speed test you already ran says 22, that means
22 megabits a second, which equates to a download speed of 2.75 Megabytes/sec. so you're not far off that at all, allowing for network congestion, speeds of various servers & other factors beyond your control.
The main issue is your misunderstanding of the principles involved.
