It'll depend a lot on the games you are playing. Some games will want more threads than your 6 core / 6 thread CPU can give and thus you'll be CPU bound at times. I actually had a i5-8400 for a few weeks when I built my first PC; I was using it to play Train Sim World at 4k 60 fps, but I upgraded to a i7-9700k when I realized I was nearing 100% utilization on all 6 cores when gaming.

I'd say buy the 3080, and if your CPU holds you back, you can always upgrade your CPU to a 8700k, 9700k or a 9900k while retaining your current motherboard. I even read an article in Tom's Hardware today that the 9700k and 9900k have been discounted to make room for the 10th gen CPUs.
