CPU is better for gaming, newer RAM standard makes upgrading easier and cheaper, and a significantly better power supply.

Leave the GPU out for now as the really good choices will be coming in the upcoming weeks (aftermarket Rx 480s, GTX 1060). If you build it before then, you can still use the integrated graphics of the CPU for light gaming.
 
I like the list by Mr Kagouris, because this configuration is fast and allows upgrade of CPU and RAM if you decide to do it in a few years time. However, I fixed it a bit. First- Fallout4 is the game that gains the most from fast memory,and running RAM at 2800MHz will bring more FPS at minimum price difference. Second- most reliable hard drives come from Toshiba and Hitachi (now owned by WD), and also bigger drives run faster than 1TB ones. So again, I added 2TB hard drive for just $10 more (or you can take total 3 TB for another $10 in Hitachi 7K3000 Ultrastar 7K3000 3.5" 7200RPM 3TB $68.80). And third- IPS monitors offer much better viewing angles with nice colours, and at 4ms are definitely fast enough, so i picked one of those for you.
Also totally agree on GPU- it is better to go for AIB made, new generation GPUs like RX470-480 or GTX1060 as soon as they show up. You could assemble and test PC with integrated GPU at once, and buy discreet new GPU as soon as AIB models come to shops.
