Will this be a good gaming PC? (NEED ANSWER ASAP)

I'm gonna buy this PC tomorrow and need advice on the specs..
This is all I can afford, I only have limited budget.

it is a good gaming pc.however, the aftermarket cpu cooler isnt needed since thew cpu-mobo isnt a overclockable. the stock cooler will suffice or you could just apply an aftermarket thermal paste to gain a better cooling performance
also better go with an better quality psu. like this for instance http://www.newegg.com/Product/Product.aspx?Item=N82E16817438012 and you are good to go

Also, consider spending a little less on the CPU and more on the GPU. Go for a 4440 or 4430, and see if you can get a faster GPU.

It's still the same if I downgrade the CPU to 4430/4440, I still can't afford better GPU.
Even I can't afford the GTX 760 its $60-70 higher in my country

Yes, but it won't do much. Unless you're in a very hot area, I'd leave it out.

Right now I only have limited budget, I will upgrade my PC in the next 1.5-2 years. Hopefully at that time I have great budget so I can buy great CPU and GPU.
