Question I need advice on a general parts list for a new work laptop for Unity and React, and gaming on the side ?

Hello y'all. A friend of mine wants to buy a new laptop and has asked me for recommendations. I've picked out parts for PCs before and have a good idea what I'm doing, but am not too experienced when it comes to laptops, so I wanted an outside opinion aswell. She needs something beefy that can handle multiple applications running at once (more on that in point 14). Here's some info:

1. Her budget is around 2000-2600 BGN (in USD roughly 1000-1380, in EUR 1020-1330)

2. She doesn't really care about size, only that the screen isn't smaller than 15''

3. 1080p is okay, doubt theres anything higher in this price range but if possible would be nice.

4. Portable.

5. At least 2 hours while working.

6. Less demanding games on high settings, more demanding games should run smooth on medium settings at least. (Would provide names if I didn't get nuked by spam filter :d)

7. Photo and video editing, office work, game development mainly on Unity.

8. At least 512GB of storage, 1TB preferred.

10. She's aiming for longevity, a minimum of 5 years at least.

11. Optical drives are unnecessary, though an SD card reader would be a good addition.

12. Don't have specific brands I like, though I have had good experience with products from Acer, ASUS and MSI. As for brands I would avoid completely, HP. Hinge problems, overall bloat, have not had a good experience with HP laptops and it would be appreciated if they're not recommended.

13. Republic of Bulgaria, EU

14. Bluetooth and WiFi 6/6E. As for ports, at least 2 USB Type A; 1 USB Type C; 1 HDMI. Component wise, Intel and NVidia preference. I'd avoid a 3050/4050 for the gpu, she's looking for a 40 series, so a 4060 seems like the most logical choice in this price range. CPU wise, 12650H or a 12450H seems good for longevity and will handle her workloads. Due to the need to handle Vivaldi, 2 Unity projects, a React app, a *less demanding* game in the background along with Spotify simultaneously, 32GB ram might be a good investment. DDR5 in this price range seems like a waste, so we can stick with something like DDR4-3200.
