z370 with 8th gen or z270 with 7th gen

I'm confused between the two. Budget is a bit tight but price gap isn't too much. Help me out here. thank you

Pick 8th gen since i5 has 6 cores and i7 has 6c/12t. Price is just a little more for 8th gen CPU but 50% more cores and threads.
