You can easily get rid of screen tearing by enabling VSYNC. That will lock your GPU to 60 fps, if it has de power to stay above them. As for your question, what will happen is that you will get screen tearing too (less than what you have now), unless you have a FreeSync (for AMD GPUs) or G-Sync...

The NH-D15S is overkill fot a 7700k at stock speeds. I wouldn't risk any temp, but rest assured the processor will be comfortably cool.

Look for reviews of the NH-D15S. It's an NH-D15 with only one fan. A bit cheaper, too, so if you are thinking about mounting only one fan it's worth a shot.
