Also if u have any other cooler try replacing it, so you will know if the problem is cooler or CPU itself.

I had same problem, my watercooler pump just broke, bought new cooler and tempatures were normal. Try listen to the pump if it isnt doing any weird noises. Also check via corsair link program if the RPM's of pump aren't low.

Yes you are alright, but the motherboards are way more expensive for 5820K.
