4K@60 vs 1440P@144 for gaming?

Ok so I'm looking to get a new monitor as I have a 980ti and my 1080p tn panel isn't ideal for it. So I can get a 1440P 144Hz monitor OR this: http://m.ebuyer.com/700236 . I have an OC on my 980ti and I know it can run black ops 3 at 4K fine (it has a scaling option to render at 3840x2160). I play CSGO, h1z1 bo3 and battlefront. What one would be better? (the 4k monitor is cheaper than the 1440p). Also I've heard that ips monitors get better overclocks so could I potentially bring it up to 70Hz say for csgo?

It would be difficult to drive a 4k monitor at 144hz with the technology available.
Not only do you need faster displayport on both the graphics card and the monitor to go past 30hz.
But, you also need sli gtx980ti to be able to run games at just 60hz.

If you will be satisfied with 60hz, you can buy a Philips BDM4065UC 40" monitor which will do exactly that.
There is also a seike 39" pro version which is supposed to also run at 60hz.
well considering at desktop distances the human eye cannot see the difference between 1080p and 4k on a 24" monitor I think both might be a titanic waste of cash. you need a MUCH larger monitor to see any difference over 1080p. generally 1080p and 1440p can be distinguished by most people around 27" (as low as 24" for SOME people), and 4k can start to be distinguished from 1440p at around 32" (remember this is assuming desktop distances to the screen)

NEXT remember while the resolution goes up the text gets smaller, if you think the text of things at 1080p 24" looks small it will be x4 smaller at 4k and 24"; just something to keep in mind.

Personally I probably wouldn't get a 4k monitor unless it was going to be around 36+" My brother has one for his desktop that's 40" it looks fantastic, and text still is a little small on it.
 
I would not buy a small 4k monitor.
The text size is small, and scaling does not always work well.

If you can buy a 34" or 40" 4k monitor, then fine, but they are expensive.

I think you are better off with a 27" 1440P or a 1600P 30" monitor.
You will have a better image and viewing angle from an ips panel.
A steady 60fps is quite good for gaming.
