Question 5GHZ Network Problems

Hello soo on when using wifi on the 5Ghz band the speed used to be like a 100MPBS+ but for the last month its slows down to like around 40 but the weird thing is when i speedtest my internet
it would spike to 100MBPS+ and would quickly jump down to 40Mpbs same on upload. Ive singled out the problem that it might be my isp or software issues cause ive reseted my modem and still not fix.

Also 2.4Ghz is fine no problems is basically on the 5GHZ band that has the problem.

Have you used a wifi analyzer to determine if there are other nearby people using the same channel as you? Or is the channel you're using in the range which can be affected by police or airport radar?

Our area is quite large and spread out houses sooo only us no other networks around
