How about a the 9600gt vs 8800gt 256?

Both very good lower rez gaming cards.

See if you can find a superclocked 9600gt, it will be so sweet for the money!

256 megs is too small for 2008. Unless you don't care about performance.
Lower res helps with lower memory, but there are textures and other factors that use memory. This can be seen in COD4. Older games like AOE3 don't use as much texture memory and you don't notice a drop as much with 256megs. Forget about AA with 256megs.
If you really can't/don't afford a 8800GT 512, then perhaps a 9600GT 512 or a Ati 3870 512 will work.

IMO, it is about what you are going to do in the future. Are you building this computer for 'now' and build a totally new one in the future? Or are you building a computer now to upgrade later?
If you are building a computer for 'now', then go for the 9600 and save the remainder.
If you are building to upgrade later, then decide if you rather crossfire or sli, then decide on a mother board.
If crossfire, then the 3870's are in order or in a few weeks I think, the 4800 will be in order. If sli, then 8800 gt right on up will be the way to go.
So it depends on you and what you want to do, combined with your budget now and in the future.
