Are these temperatures okay

This is without overclocking, playing about 20 mins of GTA IV with a graphical boost on the game. I have a hyper evo 212 after market cpu cooler and 2 case fans, one pulling cool air in the front and 1 pushing hot air out at the back

Thats about average but 20$ or less in case fans wont hurt Also whats the abement room temp?

My motherboard only supports 2 fans which is a bit rubbish, and the room temp is about 14 degrees
