Assassin's Creed Unity 100% CPU usage .. HELP!!

I know Assassin's Creed Unity is poorly optimized that not even a super computer able to get stable 60 FPS lol. Well i have 2 years old rig but GPU upgrade to GTX 970 last week so i am able to max UNITY @ 1080p and i get stable 50-60 fps mostly but as with everyone it gets to 40-45 often. Now the thing is when i check my cpu usage while gaming in UNITY its mostly 90%-100% (All 4 cores). Is my CPU being bottleneck here? OR the game really demands 100% usage no matter what cpu you throw at it?

SPecs:

i5 2500K OC 4.6Ghz
8GB GSkill Sniper Ram
P8 Z77 VPRO
Seasonic SII 620W Bronze
GTX 970 Amp Extreme Edition (Stock frequency)
 
Unless you have something else running in the background, or a virus/malware, it would appear to be having trouble keeping up with the GTX 970. But it would surprise me if the OC'ed SB i5 couldn't keep up. I used to have a i5-2500k @ 4.2 GHz and had no issues with the R9-290X I have in my rig below. But I did not play that game, either. Just to be sure, run a FULL virus scan and then run Malwarebytes.
 


I did that all still its the same, having no problem with any other game, Crysis 3, Watch Dogs, Far Cry 4, Shadow of Mordor, no one used more then 70-80% CPU but not sure what's wrong with Unity.
 
I presume you have the latest Nvidia drivers for that card? 344.75

According to them, the i5-2500K is the minimum recommended CPU (!!!??) Must be a CPU limited game big time.
 


Yeah but after overclocking to 4.6ghz you really think it would be bottle-necking? And i don't get lags or anything, performance is mostly 50-60 fps just in few areas it drops to 40-45 and in between around 35 even when i am just standing at the same place as it was giving me 50-60. The only thing bothering me is CPU usage 100% :/
 


What app were you using to read 100% usage? Have you tried other CPU monitoring apps, like HWInfo?

Yeah, I would not expect that at all. That's why I wonder if the app the OP is using is off somehow. Or if he's reading it wrong.
 

If really usage 100% .. after 1 hour or 2 .. he will get red screen or blue .. it must happen
 

That has happened to my old CPU .. when i keep playing a game make a usage 100% for long time i got red screen .. when i get another CPU .. there is no red screen because there is no game make CPU Usage 100% .. got it ? maybe i'm right .. maybe i'm not
 
OK now after OC my cpu further to 4.7ghz and GPU to 1505 Mhz (GTX 970) now CPU usage is only 100% in really crowded areas and 80-100% normally with 48-60 FPS without any lag spikes. And i am using MSI afterburner for the monitoring and Hwinfo for temperatures. Max temp GPu is 63 degree C and CPU is 65 degree C after 5-6 hours of gaming.
