assassins creed unity and gta v lags alot

my specs
fx8320 @ 4ghz
r9 280
4gb ddr3
550 watt psu
why games lag like this i just bought my pc one month ago

You likely don't have enough RAM (4 GB DDR3). What happens is that once you run out, your computer will want to use the hard drive, which is around 100 times slower. The result is stuttering in games.

Definitely not enough RAM. GTA V by itself will use 5GB of RAM, not including the OS.

I have 4GB RAM and i cant play GTA V without problems if i turn down most of RAM eating programs like Chrome or Skype,MSI Afterburner etc.
But with AC:U i just starts to drop in frames hard after some time no matter what i do, so yea for better performance in AC:U you will need more RAM.

so i need to upgrade ram ? does heating cause any lags as im using stock cooler for fx processor , and thank you all for helping me

You should be fine on stock cooler,but if you dont like noise you can get cheap aftermarket cooler for better temps and lower noise.
When you buy RAM you need to watch on 3 things.
1st- they need to have same CL
2nd- they need to have same Voltage
3rd- they need to have same Frequency
