BeamNG.Drive running slow but other games are fine???

I have an MSI x99s sli plus mobo, 16gb of ddr4 ram, an i7-5820K, and a gigabyte G1 gaming gtx970. Previously BeamNG.Drive was running fine but suddenly it wont run above 18fps while all other games are just fine. I removed all mods and tried re-installing it and still the problem persists. It acts like it is caped at 18fps as no matter what settings i have in game it always runs at 18fps. I tried overclocking just to see what would happen and while overclocked to 3.8Ghz vs the stock 3.3Ghz the game ran fine, however this still puzzles me as it ran fine before without overclocking. Please help if you can.

i used cinabench R15 to bench the cpu and it scored just 393 at stock and 1113 when overclocked, this is massively under preforming for a 5820k correct?
