Building a gaming PC need help

Games I intend to play are CSGO, BF4, Fallout 4, Witcher 3, etc. I want 1080p 60fps on medium settings at least, and I don't want the PC to become unable to maintain this quality within a year.

So far I've decided on the Intel i5-6600K processor, Cooler Master Hyper 212 EVO CPU cooler, and which memory units I'll be using (Samsung 850 EVO 250GB SSD, WD Black 1TB hard drive). I'm not certain about other parts (except the power supply, which I haven't even started considering yet). Here are my questions:

1. Which graphics card should I use? I'm really tempted to just get the GTX 970, but I don't know if another graphics card can maintain my expectations. The GTX 770 was my secondary choice, I've seen it benchmarks over the GTX 960 in most tests and I saw a video testing it on BF4 and it was able to play it on ultra settings at 60-80 fps, which made me think it's an easy choice. But I've also seen that 2GB is not enough so I should get the 960, and I've seen games like battlefront recommending 970 at least, making me think anything lower will not keep up with future games (even though it might be just about enough right now). Is the 970 the only option for what I want? Is the 770 good enough? Is the 960 better than the 770?

2. Is there a motherboard which is supported by the i5-6600K which will do what I want and isn't the Asus Z170 Pro Gaming? I've seen it has great reviews, but I don't know any other motherboard and I'm trying to figure out if there's a cheaper option.

3. Which RAM should I get? Is the Crucial Ballistix Sport DDR4 2400 good? Or can anyone recommend a better option? Is it worth getting DDR4 over DDR3? And once I choose, how much RAM? 8GB? Or is 4GBx2 better? Or is it 16 or nothing?


Any help is appreciated. I'm just not that great with computer parts, I'm pretty much just trying to figure out what all these things mean as I go. So I'm really having a hard time many a lot of choices, it's hard to make a choice between two things you don't really understand very well.

Z series motherboards are for overclocking. k series chips are for overclocking.
If you can live with 15% less performance, and want to save $$$ get a i5 6500 and a much cheaper motherboard... it will still work fine.

Solution
1. I would go with the GTX 970 or there is the r9 390xx
3. I would get 16GB of ram and get 2x8GB(it should always be a pair number of sticks)
There is no difference between ddr3 and ddr4 apart from the price so just get a 2400 DDr3.
