CPU 100% while gaming

Hello,

My pc has lots of lags and is running slow while playing games. Any new game out there.
I have tried PES 2016, call of duty black ops 3, mortal kombat X. God knows that PES 2016 is a light game.

I have a new rig, I just bought it a week ago.
- Asus pro gaming z170
- i5 6600K
- Nvidia GTX 970
- 16 GB DDR4 RAM
The lagging is largely reduced when I play at lesser resolutions. (I have a 1080p. 144 mhz, g sync acer monitor).

I found out that every time I run a game, the game itself consumes 100% of my CPU when I check the cpu activity, and the other applications runs at 30% max all together. When I turn everything off, the game still consumes about 100% and the remaining activities about 5%. CPU temperature is never above 50°C. RAM usage is max 30%.

This is only happening while I am playing a game. Altough kaspersky sometimes alone consumes about 30% and I am considering to remove it since I have the demo version. But I find this weird that it consumes this much though. Something is wrong.

How is this possible, I have updated everything that could be updated and still I have the problem!

What do you mean? I have a gtx 970 and an acer 24" 1080p 144hz gsync monitor.

For Gsync you need a monitor that has same feature otherwise it will at best do nothing and at worst cut down max number of frames,

What kind of PSU (Power supply) do you have ? What speed is your memory ? What is your OS ?

Have you ever had another GPU is this machine ? What I would do,is go into device manager,and uninstall the driver for your 970(under display adapters).Download the latest Nvidia driver (version 359.00) and do a 'clean install'.You could also make sure your memory sticks and GPU are seated properly.Also,what kind of cooling are you using?What kind of temps are you getting?Time to troubleshoot.

Psu: corsair 80 plus gold 850i
Ram: 16 GB DDR4 kingston fury x 2666mhz
Windows 10 64 bit (also tried windows 7 home premium 64 bit).

What kind of PSU (Power supply) do you have ? What speed is your memory ? What is your OS ?

I already uninstalled the nvidia driver from device manager and did a clean install. Temp are never higher than 40. Cooling: noctua 14hs

Like jimmysmitty replied,I would try HWMonitor.Run it while playing a game and the get a screenshot posted here.It's hard to pinpoint a problem without more numbers.Your hardware sounds fine.

okay I did that but I can't figure out how to post the screenshot! (how does this url work).
I got 100% CPU usage and very low GPU usage! like 2%! So this is very weird! This is the problem. Maybe the GPU has some sort of defect! Because the driver is up to date and "cleanly" installed.

I'm not sure how to upload either.Sorry.Is your Integrated graphics turned off ? They should be by default.I would check that as well(in BIOS).How are your framerates on games ? Does your GPU run hot ?
