CPU or GPU upgrade first

I was wondering what to upgrade first my CPU or my GPU

CPU: AMD A8 6600k overclocked to 4.5GHz
GPU: Gigabyte 270x non-overclocked

I have about a $250 budget for either upgrade so if you guys have any suggestions about parts i could get that would help so much. And if you need anymore information on the specs please ask and i'll get back to you

If i get a better processor will i have a larger performance boost in games like assassins creed syndicate and fallout 4 than if i just upgrade to a GTX 960
if i do upgrade my processor should i go with an AMD FX-6350 or an AMD FX-8320 should i go with an Intel processor instead?

You will get a decent boost. Go with intel i would say.

For intel,looking that you already use DDR3 ram would i look at something like this,

I don't know how much extra performance you will get out of it since the amd is nicely overclocked,maybe you win with minimum frameratess.I wouldn't look at another gpu as well,looking at the price you can spend.A gpu upgrade depends on the psu as well i.e. which one you have.
