First time building a PC

So I've finally started down the path of building my own PC after maxing out my old Acer M3400 Athlon II X215.

My old Acer (6 years now?) has 8 GB ram, an MX-100 SSD (256) + 640 GB WD HDD and a GeForce 210 1GB.

The new build will actually be used mostly for work which is real estate marketing with very light video editing. I will be running dual 23" monitors (nothing fancy).

I would however like to be able to run some modern games (GTA V if it ever comes out) at reasonable framerates without busting the bank.

Here are the parts I have purchased so far:

Case: Sentey Gs-6006 Z-tron Gaming Cae
CPU: AMD-FX-6300 Black Edition
Motherboard: MSI 970 Gaming (AMD970+SB950)

I would like to overclock the CPU to about 4.5 Ghz but still want to keep the setup reliable. I have no need for mass storage so a 256 GB SSD should suffice for my needs. (The MX-100 has been great for me so far).

What GPU should I purchase to keep things cost effective but still be able to pull 40-50 fps on modern games at 1080p?

Also what ram would you suggest (I think 8GB will suffice) for this CPU & Motherboard pairing?

Also what would be the most compact yet effective aftermarket cooler for this build?
