I can play The Elder Scrolls: Skyrim on full 60 fps on medium settings and yet I'm experiencing unstable fps in DoTA 2 even at the lowest setting. The lowest settings will still perform the same as if it were at medium or mid-high settings at around 40-50 fps (which is unplayable for me because I normally prefer games to run on 60 fps). Fps would constantly change. At the start of a game, I would get around 60-70 fps but as time goes on, it runs on 40-50 fps and would occasionally drop to 30 fps during team fights, and not being able to keep a stable 60 fps (at low-medium settings). V-sync is already turned off and most of the extra settings are kept off for example, specular, high quality waters and world lighting. I only have normal maps and high quality dashboards turned on. There are no background applications running when I play the game.
I'm using the ASUS ROG G20BM Gaming desktop

Edit: Lowering resolution does not help improve performance. It would still be the same for every resolution. I'm running on 1600x900.
