Question Freezing in games with 3070 Ti and multi-monitor setup ?

Hello.

Specs:
Mobo: Rog Strix z370-F Gaming
GPU: 3070 Ti
CPU: i7-8700k
RAM: 32GB

So I use this computer for work and I never have issues in general.
When I sit down to play some games once or twice per week I get some weird freeze lag from time to time. It's not really consistent, it won't happen every second or as soon as I enter the game. It is random.. and it happens for almost 2 seconds then stops.In a 4hour gaming session It might happen once or 5 times. It's that random.

I also have 3 different monitors. One is a standard 60hz the other is 144hz and the last one is a 4K one. I play games on the 144hz one which is 1080p.

I've tried a couple of solutions I saw online but nothing seems to work. If you have any suggestions please let me know. Also if you need any more info for my rig or the issue let me know as well.

How old is it? Did you uninstall the drivers using DDU?

The psu? 4-5 months old. And no, I've never used DDU.

unplug secondry if it doesnt persist then its most likely pulling the refresh rate down on the 144 hz to 60.

other things you can do is plug the hdmi on the 60hz into the integrated graphics this has solved some issues on some boards.

I swapped the cables and played 2 games without any problems. But today I played 3 games ,on the 3rd one I had a huge freeze lag. I was in the same frame for 4 seconds. And then I kept playing normally. I did a restart on the pc and I wanna see if it happens again.

Apart from that when I alt tab or open a program the pc freezes for 2 seconds. Also another thing I noticed is that the fan on the cpu sometimes it makes more noisw than it did before. And I recently removed the dust from there.
