Gtx 1070 ti with intel core i5 8400 or i5 8600k?

I am going to build a new gaming pc and was wondering about how much the Intel Core i5 8600k would benefit my games over a i5 8400 with a Nvidia Geforce Gtx 1070 ti (founders edition).

I am not looking to overclock my CPU. Still, i will be using a z370 board because it costs about the same as a b360 where i live.

I am going to play on a 144hz 1080p monitor. Also, i am going to paring my CPU with a 2666mhz 16gb ram kit from Corsair.

I will only use my PC for gaming, so what i am wondering about is how much of a difference it would make in terms of my FPS.

I would pick up a 8700 instead of either. But between the two i5's without overclocking the price of the 8600k isn't worth it over the 8400.
