GTX 1070 vs GTX 1080 for 1440p at 60hz

I don't know which PC build to pick between these 2, I'm buying from here for a particular reasons so I don't really have much choices.

I want to play in 1440p at 60hz(as I can't afford any higher right now) and I don't know which one here would be better value for money and if there is a huge difference between 1440p performance on the 1070 and 1080 because that £200 difference is driving me nuts. If I were to get the 1070 would it last for at least 2 years at over 60fps? or should I just spend the £200 and get the 1080? I play games like witcher 3 so not sure if that makes a difference.

If possible, could some also reccomend me a good 25-27inch 2K IPS monitor that is cheap but good value for money?

option 1: gtx 1080 with 60hz 2k display no gsync
option 2: gtx 1070 with 144hz 2k display no g-sync
option 3: gtx 1070 with 60hz 2k display no gysnc

gsync is seeming to be too expensive but feel free to give me different options

I hope you guys can help me make up my mind >_<

There are always exceptions to every rule. You can take GTA:V heavily modded at ultra settings on a OC i7-6700k with SLI 1080 and still struggle at 1080p. You can run stock minecraft at 4k/60 on a gtx1060. A 1070 can pretty much max out many games at 1440p/144Hz, but not all, a 1080 will max out most games at 1440p/144Hz, leaving only a select few.

Don't buy a gpu/monitor based on games you do not play or plan on playing, that's a waste. Buy for your particular style, not someone else's benchmarks.

1440p/144Hz -> GTX1080, as the 1070 will struggle
1440p/60Hz -> GTX1070

personally I think 144Hz is only really neccessary when playing (semi-)professional or at least play a lot of competitive fps (like counterstrike, overwatch and alike)

however G-Sync is a nice feature to have but for 400pounds it could be tricky to find something adequat

 
What's the point in getting a 144Hz display if your graphics card can't put out more than 70 fps??
144 Hz means you should be getting more than 144fps which means a 144hz 1440p display is pretty much wasted with a 1070, better go with 60Hz in that case (unless you plan on getting a more powerful card in the not so distant future)
 
All your answers are somewhat quite helpful, but still feel unsure >.< I've searched it up and apparantly even a 1080 cant achieve 70+fps at 1440p with some heavy games
 


it all depends on your settings.
there are some settings that cost you lots of FPS without providing a significant visual edge
lowering some graphics settings will help you achieve higher fps without losing any of the high graphics experience

I guess that makes it quite clear! I think i'll just go for the 1080 since I can stretch the budget and I am a sucker for high quality.
