Help in improving my computer gaming performance

First of all things im no tech savy so ill try to be a little elaborate about my problem... please do ask the things i might have missed and ill be glad to answer them.
Now my computer specs:
Processor: Intel i3-4130 at 3.40Gz clockspeed
Ram: 8 GB DDR 3 type ( consisting of 2 4 GB RAM's)
Graphics: an inbuilt Intel HD Graphics 4400
slotted Zotac Nvidia GT 640 2GB graphic card
Mother Board: GigaByte H81M-S1
OK, now to the problem I'm facing.. I've upgraded my computer to this specs about a 2 years ago... everything was going smooth until now....now im unable to play the latest released games...like assassins creed syndicate... if i play dragon age inquisition in high settings i only get 11-16 fps.... so I've decided to upgrade my rig once again...bu this time i want it to last longer...cuz ....lets just say that I'm in no position to keep upgrading my rig frequently..so i need your help guys
I'm thinking of buying either ASUS GeForce GTX950-2GB DDR5 or ZOTAC GeForce GTX 750 Ti 2GB so my question is this
1)will this upgrade be enough for playing AAA games for the next few years?
2)or will i need to change any other part of my computer?
3) if any one of these components described above are enough will i need to buy anything to supplement it?
4) i really want to know if these graphic card will fit perfectly to my above mentioned motherboard?
It will be a great help if someone answers my question.

Solution
Getting a GPU will help you a lot,you should consider getting one with 4Gb mem since a lot of games use a lot of Vram lately.
Make sure you have a good power supply,it;s a shame to get a new GPU and have it damaged because the PSU gives up.

Also tell us your monitor and the resolution you play games in,since this is the main criteria on if a GPU will be ok for you or not.

ok, first we need to know what power supply make and model you have

if you dont know open the case and take a look there should be a sticker on it with the info



next we need to know the resolution you want to play at


in order to meet your goal, you will need to upgrade 3 parts

if your power supply is poor, if not then only two




so, what is your max budget?

uh... a 4 gb graphic card would actually be well above my budget so its almost out of the question... and I've got a Mercury REZ-M200 ATX switching power supply of 450 W.
currently have Samsung SyncMaster 923NW monitor and i like to play games in 1440X900 resolution though i can be satisfied with 1280X800

OK my power supply is a Mercury REZ-M200 ATX switching Power Supply with 450W. I usually like to play at 1440x900 resolution but i could compromise with 1280x800. Currently using Samsung SyncMaster 923NW though im thinking of changing it to Dell S2216H 22 inch monitor.
since I'm not a breadwinner yet my budget is very limited somewhere around 40000-45000 and could go to 50k maybe.
 


For that money you can get a new PC that's much better. Sell off this PC for like 20-35k, then get a whole new gaming PC ;)

a gtx 950 would play very well at 1440x900

and your budget should be more than enough to also upgrade your cpu and get a decent power supply
