Taking away a little from a reddit post, I'm wanting to upgrade my PC after 4-5 years of usage.

What is your intended use for this build? The more details the better.
Some gaming and a lot of development work
If gaming, what kind of performance are you looking for? (Screen resolution, framerate, game settings)
Mostly just common games such as Overwatch, PUBG, League, etc. but also looking to play high quality games now and then.
Framerate 144Hz, screen resolution 720p/1080p, mostly high quality in game settings.
What is your budget (ballpark is okay)?
700-800$, thinking about going a little more to like 1000~1200$
In what country are you purchasing your parts?
Mexico Amazon
Current PC Build:

*Note the PSU should be a 750 G2 Supernova but I could not find it.
Provide any additional details you wish below.
I'm wanting to upgrade mainly the motherboard, GPU and CPU mainly. I've also been thinking to upgrade the memory sticks I have as 2400MHz seems a bit slow these days. I'll most likely be upgrading 3600 MHz memory sticks for 100$
Someone had suggested to me the next build: https://pcpartpicker.com/list/J2QNyk
Which I absolutely loved for the price. However after investigating a little bit more, I realized that maybe I should spend a little more money and go for a ryzen 7 3700x instead of ryzen 5 3600 just for futureproof? I heard that a lot of games in the future will be utilizing more cores so I want an upgrade on the build that will last me for another 4~5 years.

I would like to have any other suggestions or help with the budget. I tend to multitask a lot opening streams or videos while gaming so anything would be helpful.
