High i5 Temps?

So I have recently finished my new build with an i5-4430 and 660gtx, and I feel I am getting high cpu temps, but I'm not totally sure...

I started looking into it when i got a reading of 97 degrees C cpu when playing ESO!

I think this was in error though, as I have been running prime95 for about a half-hour as I write this and have not hit 90. However, under 100% load with prime I am getting a constant 70 degrees... Is this too high? My cpu seems to idle around 40-50 degrees as well.

I am running all stock cooling, I have a gigabyte windforce gpu with 2 fans and the card idles at around 35 degrees and 60 under load, so I don't think that's got mcuh to do with it.

I am using a small case (Cougar Spike uATX) but I have installed 4 120mm fans. Nothing is oced aside from graphics factory OC.

Sorry for long post, but this is the first real quality build (imo) I have undergone and I would like it to last. Are these temps something to be concerned about? Is there anything I may be doing wrong that might explain them? Any general advice to lower temps?

Thank you

What is the setup like inside your case? Does the graphics card fan point towards the CPU? And what application are you using to measure temperature in your game? A picture or two would help.
Thanks for the quick reply! Since I posted, the temps have fluctuated a little (realtemp lists 75 degrees max for 2 cores) but seems pretty consistently 70-72. When you stress test, how long do you usually recommend running prime?

I use IntelBurnTest, run at maximum load for 10 tries and that seems to work, takes less time too. I would recommend installing that instead of using Prime95, it's more demanding as well so you can be more confident that you are safe with your CPU temps. The few times I have run prime95 have been endurance stress testing for several hours, atleast 8, so I'd recommend IntelBurnTest as I said earlier to save time.

Thanks for your help. Upon further testing, I think something is seriously wrong here... :/

So: Prime95 running ~1hr = max temps of ~70C
IntelBurnTest x10 = ~80-85C
Also, and this is by far the weirdest:
Elder Scrolls Online ~1hr = 101C max....

I have no idea what is going on here, but I do believe that unfortunately the 100C reading is accurate :/
I checked because I was starting to get microlags a lot ingame...

This just makes no sense to me, even if there is something wrong with my setup why would eso have a higher temp than the CPU burnin tests?

My GPU is only getting to a max of 61C during all of this, but I am going to run furmark burnin for a while to see what my cpu temps are when the GPU is also stressed. Any advice on this would still be appreciated thanks for your help so far :)

I do realize that upgrading to an aftermarket cooler would help keep things cool. However, I do not believe that should be necessary. In my situation, I am not overclocking, I've kept my system cool (gpu never complains and mobo reads 20-35 degrees) and I'm only trying to play moderately taxing games without reaching 100C...

Solution
Thanks for all your help Jake Thorn. I seem to have fixed my problem by increasing the fan speed in the bios. I have it set to 2.50PWM/degreeC and I have noticed considerable improvement with tempuratures (at least in eso, I max at around 50 now) :).

I do not mind (or even really notice) extra noise from the increase, is there any other issues I should consider with the fan speed increase? Would it be safe/better to have it running at full speed all the time?

I will also upload a couple pictures of my case, it is a tad cramped... if you wouldn't mind taking a look and letting me know if you see any problems?
