The ending for the institute is probably one of the best outcomes in the entire game. Read on to find out how you get this ending!
Step 1) Find Father.
Father is the leader of the Synths, and also the sole survivor's son. You'll first meet him during the quest Institutionalized. During this quest you will have the option to side with Father rather than the other factions involved in the Commonwealth.
Step 2) Complete Quests for the Institute.
Once you have sided with Father he will start you off with the quest Synth Retention. This will be the start of many quests you will end up doing for the Institute in order to get this ending. You'll have to avoid doing the brotherhood, railroad, and minutemen quests, otherwise you might end up siding with them by accident.
Step 3) Complete the 'Nuclear Family' quest for the institute.
If you have sided with the institute through the game, then you will eventually receive this quest to go and talk to Father one last time. This will complete the story arc for the Institute and you will receive this ending at this time.
