I want a better cpu I think but I need to know if a full motherboard upgrade is more worth it

Hey everybody so throughout the past 5ish months I have gone through an upgrading craze. I had an ip-35 with a core 2 duo and an hd5770 and it sucked needless to say haha.
Then moved on to a core 2 quad which was a huge performance boost to me!
Then I found an asrock z77 extreme4 motherboard for 10 dollars at a flea market. For this I bought an rx 570, 12gb of 1600mhz ram, and an i5 2400. And I started up fallout 4 and I was in disbelief of the performance boost, was so happy with it... until I reached the area around diamond city.
So I bought an i7 2600. And I can't get a stable frame rate no matter what I do! I do play with mods and I am stubborn about getting rid of them. But the real question I'm boiling down to here is should I buy the i7 3770k over it? Is it that much better than the 2600? Or should I just wait and do a full upgrade. Or Both!!! All in all is the 3770k worth it?
 


i7 2600 is still fine for gaming; what kind of performance are you getting in other games? I wouldn't use Fallout 4 with mods as your trigger for an upgrade; Creation Engine games are notorious for unstable framerates and nasty frame drops (especially in built-up areas) regardless of the hardware you throw at them; happens to me with a 6850K and 1080Ti. Mods can just make the situation worse; especially with script heavy mods, npc population mods, and 4K+ texture mods.
