The i5 is strong enough a CPU to handle any gpu up to and including a gtx 780ti. While a very respectable cpu, the i3 is better suited towards a gtx 760 equivalent and below.
For productivity apps, 4 physical cores will outperform 2+hyperthreading, if not by much.
End result is the i5 is a better balance all round than an i3.
The r7 240 is a respectable card for minecraft and ms hearts, but will seriously suffer unplayable framerates in any game that demand more and does not meet minimum requirements for most of the popular games of today.
Recommend you go for the i5, and sometime in the future a gtx 750ti, r9 270x or better gpu. This will meet or exceed any requirement minimums for even the most demanding app or game currently.
