i5 6400 or i3 6100 for the next 3-4 years??

My old setup is -
Msi h110m pro vh plus
Intel pentium g4400
Zotac gtx 750 ti 2gb
Corsair 8gb 2400mhz ddr4 ram
Cooler master hyper 103
Corsair vs450 smps
..
And now I want to upgrade my cpu for more fps but I'm really confused.. what should I get..
I first thought of i3 6100 because its 3.7ghz but games these days are hunger for more cores .. and I'm tight by my budget.. and the only i5 I can affort is i5 6400 but its only 2.7gbz
And my motherboard is shit too.. so I'll not be able to overclock the processor.. which is making me more confused..
And now don't just go on saying.. why not i7 or change your motherboard or get an i5 6500 .. I'm not rich.. and the only money I have is about 14500inr (i.e., around $225)

It's a tough call, as you're right - the 3.7GHz of the i3 is a plus, with the true Quad nature of the 6400 being a plus, with the lower clock speed a slight negative.

Depending on availability locally, a G4560 might be a better compromise - it should be roughly 1/2 the price of an i3-6100 and gives you the benefit of HT (like the i3 does).

For a 3-4 year span, the G4560 for now, followed by a used i5-6500 / 6600 / 7500 or 7600 in a year or two (when those used CPUs should be cheaper) would keep you in your overall budget, and might be the better option.

If you strictly want an answer between i3-6100 and i5-6400, personally, I'd opt for the i5 for long-term use. Knowing full well the i3-6100 would likely be the better performer...
