I5-6600k Fram Drops

Hello Tom Hardy Community I need some help i just bought a I5-6600k and a Z170A MPOWER GAMING TITANIUMGaming Motherboard and i just put it together yesterday so i just stress tested with some simple games i have Like GTA V, & for some reason I'm getting major fram drops and texture pops and some time the game just bugs out and the other games i have been running been giving me fram drops also so what can be the problem here are my spec

I5-6600K
Z170A MPOWER GAMING TITANIUM
HyperX 16GB
GTX 970

Download RealTemp, check if any core is getting to 100C (or 96C, don't remember...). Also disable OC genie if first test is normal
