If cost is no object and you don't see yourself OC'ing, get the i7-4770. But there will be little to no difference in today's games with the i5-4690K. And it can be easily OC'ed. Hard to forecast the next 4-5 years, by then there could be something which replaces dx12, multicore gpus could be the norm, etc. In terms of gaming, the 4690k is slightly faster by 100mhz at stock base frequency. The 4690k can also be oc'd, which may not seem to matter much at the moment but considering all those who are getting more useful life out of their i5 2500k's by overclocking them the benefits can be seen down the road.

Some recent gaming benchmarks for witcher 3 and gta v. Specifically these two games since they're the latest 'next gen' games actually out at the moment.

In very few games will ht add any benefit at all. In some bench's turning ht off improved performance. For the vast majority, games aren't scaling much past 4 core cpu's and in instances where the 4790k gets higher fps than the i5's it's more thanks to the extra 500mhz speed the 4790k comes with since most benchmarks compare cpu's at stock settings.

i5 4690k ... because for gaming you just need the GPU to be fast.. plus the i5 4690k can be overclock no worries.
Unless youre doing rendering which will be a great advantage of the HT..
