i7 4790k vs i7 5820k

i'm wanting to upgrade my cpu and was wondering if i'd be better off with the 4790k or the 5820k i'll need ram even if i go with the 4790k.

Is editing /3d rendering a 'hobby' or a business. That's another way of asking 'how much money is time worth? $700 is not enough for a great budget system, some compromises will need to be made.

For gaming 6700K/4790K depending on budget and parts you have (even i5 or locked parts might be right)
For rendering, 3D models, VM, and POWER (as opposed to speed) 5820K.

If the 700 is for CPU. motherboard and RAM only, then this works well for gaming, can be significantly overclocked, and is a rendering beast.

In all cases, a topflow cooler is selected to help cool the motherboard VRMs when overclocking. You may already have a good cooler.
