i7 or overclocked i5?

Hi there,

I'm looking to build my first pc to play moderate games such as Minecraft & Counterstrike as well as do a little video editing on Adobe Premiere & After Effects.

Should I get a core i7 (not k-series) with hyperthreading or downgrade to a core i5 (k-series) without hyperthreading but overclock?

Basically I'm asking which I will benefit from more, the hyperthreading or the faster clock speed.
