So recently, I moved rooms and the internet has been slow and extremely unstable, it drops out a lot and consistently goes from 40 Mbps to 1.

It was fine for my brother when he was in this room, he was still getting 100 Mbps (ik, Australian wifi is slow) but when I moved to that room, its getting max of 40 and being extremely slow.
I use a wifi extender, model is TPLINK AC750

Solution
When you say you are running it "wired" does that mean you run a ethernet all the way to the main router. If you hook it to the extender that is not a wired connection it is not much difference than using a USB connected wifi nic.

Where is the extender located. If it is in the same remote room as the PC it is going to get the same poor signal from the main router and then make it even worse when it repeats it. Proper placement is where it can get very strong signal from the main router but still send a signal to the remote room. Generally 1/2 between but it is very hard to determine when you have wall/floors absorbing the signals.

Maybe try a direct connection to the main router via wifi. A somewhat weaker signal from...

Update your post to include full system hardware specs and OS information.

Were you using wifi in your original location/room?

What network adapter was your brother using when he was in that room? Did he use an extender?

Run "ipconfig /all" (without quotes) via the Command Prompt and post the results.

In my original room, I used both wireless and ethernet and got 85 - 90 Mbps (normal for my plan)
My brother in this room got about the same from wireless (he didn't have ethernet)
He had this X570-I before I bought it off him which comes with wifi

Maybe try a direct connection to the main router via wifi. A somewhat weaker signal from the main router is still going to be faster than a strong signal from the repeater. A repeater will cut the bandwidth in 1/2 at least.

Also make sure you are using different ssid for the 2.4g and 5g band. It would not be uncommon to only get 40mbps if you were using 2.4. In addition you have to be careful when you have a repeater it might be using the 2.4g to talk to the main router even if you connect to the repeater on the 5g radio.

Just to note but probably overtaken by events:

It also appears (via "ipconfig /all") that the PC has two network adapters enabled. One wired and one wireless.

Wired = Intel(R) I211 Gigabit Network Connection

Wireless = Intel(R) Wi-Fi 6 AX200 160MHz

Only one network adapter should be enabled.
