Is this build good?

So I've written here before, now I've finalized my build, well I need some input first. Here is it is:

There is no GPU there as I will buy the RX 480 when it comes out. I will want to play high scale games from the likes of Witcher 3 or Fallout 4. Will that rig be able to run those games well? Would a mix of high/ultra settings give me a solid 60fps performance?

Yes you will get solid performance in 1080p, but there are some things to improve:
- better PSU
- an ac wifi card
- add an ssd as no system should be without one
- no need for a z170 board as you will not be overclocking

Unfortunately I am on a tight budget, I was planning on buying a SSD after buying the PC to store some of my games. But from what I researched SSD's aren't that crucial and don't affect the actualy performance (except from loading times) so I'm not to keen on buying one to be honest. As for the PSU I will upgrade it. I think I will stick to the £10 wifi card as I only need 300mbps as I all ready got good internet just want to upgrade it a bit. I picked the overcloackable board because in the future I will want to buy a i7 k processor. Thanks!

Ok, then definitely get the better PSU if you intend to overclock at some point. Yes SSDs don;t affect gaming perfomance but you will want one in your system at some point as it changes your computing experience completly.

Agreed. I never connect my desktops through wireless as it will never compare to a wired connection.
