I dont know if you would like this idea but if you go with the g3258 you can overclock it to around the 4.0ghz mark and live with that for a while and the pentium performs equal to or greater then the athlon in almost all games. Then in the future when you get money you can swap out the pentium for an i5 and then overclock it because the board supports it.
You could also get a MSI H81 P33 but this wont support overclocking for anything else then the pentium and only has 2 ram slots.
If you had a bit more in your budget and you could get a better gpu with the pentium then I would say that hands down but with the r9 270 it's a sort of Idk really. You could wait a little bit longer for more funds which actually wouldn't be a bad idea as the 300 series is coming out in the very near future as they were just announced during e3.
