I'm noticing a lot of screen tearing on Dark Souls Prepare to Die Edition even with Adaptive V-Sync on in Nvidia Control Panel and unlocked FPS. The micro stutters/normal stutters and flickering happens in Metro 2033 Redux, I heard the game had problems but that the Redux Version had fixed them. It's not even small flickering in some corner, it's whole parts of the scene like rails, platforms and trains.

My card was not overclocked at the time these problems were happening but it is overclocked now and I haven't played the games yet with my OC because I'm not finished with the process yet. My CPU is running at stock speeds with stock cooler.
I managed to record some of the flickering that was happening in Metro with Shadowplay. This was taken at Stock speeds.
