Question My pc isn't runnig as well as it should??

My brand new pc, isnt running games as well as I think it should. In games like "Star Wars Jedi: Fallen Order" (everything on Epic) its running around 50-70 fps depenting on where on the map I am. Now I'm trying to play "Assassins Creed: Odyssey, even though everything is set to low, it will only run with around 30-45 fps?? I think it should be able to play those games without any problems...

I5-9600kf
nvidea 2060 Super
Win 10
16gb ddr4 Ram
motherboard: Asus STRIX B360-F

Cpu usage is around 90% and GPU is around 40%
I have the latest drivers, i have checked via multiple programs

Disk usage around 20%

the temp on both of them are not that high
