My video games are tearing

I've had my PC for over a year now, here are my specifications:

GeForce GTX 950 SC
ASUS Maximus VIII Hero Motherboard
16 GB RAM
i7-6700 (6th Gen)
Windows 10 Home
HP 2311x Monitor--connected to graphics card via DVI cable

I play several games, those including For Honor, GTAV, Roblox (and more). When I go into the game and actually start playing, I get horrible screen tearing (obviously not in cut scenes). Once I've played for about 5 mins the game crashes. Even when I play Roblox with my younger brother it tears (but does not crash). I've tried putting all these games in the lowest settings possible (through the Nvidia Control Panel/Geforce Experience), and it still tears the same as it was before. My friend, who plays the same games as me and has a less powerful graphics card, has no tearing.

Could this be a compatibility issue? Should I connect my monitor via HDMI instead of DVI?

It's just a small low RAM usage tool that you can monitor or cap FPS with. Click the large grey + button at the bottom, browse to your game's exe, and add it in. Then click on Framerate limit on the right, enter the target FPS cap, and hit Enter.

You'll also want to set it to never check for updates. Otherwise it is slower to launch and always genrates an error sound and popup when trying and failing to connect to their server. Do this via clicking the wrench in the upper right, then on the General tab under check for updates set the drop down box to never.

You can also set the size of the FPS counter via the onscreen display zoom...
Still not working. I have Vsync turned on all my games, and still same problem. GTAV's cursor is lagging in the menu. Could it be my monitor or my DVI cable? Did you read my specifications and could be a compatibility issue?
 
I have found the solution. My monitor refresh rate is 60hz and GTA is going to 60-62 FPS. This is over my refresh rate. I am going to get a new monitor. Thanks for the help!!

You can also set the size of the FPS counter via the onscreen display zoom slider, their position onscreen via the corner tabs of the display on the tool's panel, and even the color of fonts and whether they have a shadow via the display shadow and palette tabs.
