PC upgrade, what should i upgrade first?

Hey guys, furst time on this forum, so my question is:

I'm planning on upgrading PC in next two months. My plan is to buy MSI B150M NIGHT ELF MB with CPU i5 6500, cooler and 8GB of G.Skill RAM (2x8gb, 2133MHz) and THEN GPU MSI GTX 1060 6GB probably with new PSU.

Here is my problem. I don't know whitch components to buy first (MB+RAMS+CPU) or GPU + PSU. I am able to play now withcer 3 pretty comfortably on low/med settings but for example AC Unity is unplayable even on 720p.

I want to know, if I'm going to buy the GPU first, will there be fps boost (doesn't have to be ultra settings, i know there will be bottleneck from old CPU, and I'm upgrading the rest in next month anyway. ) or will be for example AC Unity playable.?

My system now is :

Athlon II x4 620 2.6GHz
2x 4GB Kingston HyperX 1333MHz
Gainward GTX 650Ti (1GB)
LC Power LC6550 v2.2

GPU first. What should happen is everything will be MUCH more playable, except CPU dependent games. I've used a 650ti 1gb and that card, good as it is for its category, is holding you back. Even in CPU dependent games you'll still see better performance although your minimum framerates will not be good, and so you'll have pauses and stutter here and there.
